01 Acceptance of Terms

By accessing this website, submitting a booking request, or engaging with Southern Assets & Properties Ltd. ("Southern Assets") in any capacity, you agree to these Terms & Conditions. If you do not agree, please discontinue use of this website and our services.

02 Website Content & Accuracy

Project renders, floor plans, price indications, and amenity listings published on this website are for illustrative purposes. Final specifications, unit sizes, and pricing are governed exclusively by the signed sale agreement or land-share deed. We reserve the right to revise designs and pricing without prior notice.

03 Bookings & Site Visits

A submitted booking or visit request is an expression of interest only and does not constitute a reservation, allotment, or contract of sale. Unit allotment is confirmed solely upon execution of a written agreement and receipt of the applicable booking money at our registered office.

04 Pricing, Payments & Installments

• •All prices are quoted in Bangladeshi Taka (BDT) unless otherwise stated.
• •Installment schedules, where offered, are defined in the individual sale or land-share agreement and are subject to timely payment.
• •Registration fees, stamp duty, VAT, utility connection charges, and other government levies are payable by the buyer unless expressly stated otherwise in writing.
• •Payments must be made only to the official corporate bank accounts of Southern Assets. We accept no liability for payments made to individuals or unverified accounts.

05 Land Share Participation

Land share participation involves joint registration of fractional land title and shared contribution toward construction cost. Participants acknowledge that construction timelines depend on collective installment compliance, regulatory approvals, and material availability. Specific rights and obligations of each co-owner are defined in the land-share agreement.

06 Cancellation & Refunds

Cancellation requests must be submitted in writing. Refund eligibility, deductions, and processing timelines are governed by the cancellation clause of your executed agreement. Booking money may be non-refundable in part or in full as specified in that agreement.

07 Handover & Warranty

Possession is handed over after full settlement of dues and completion of registration formalities. Structural and fittings warranties, where applicable, are limited to the scope, duration, and exclusions set out in the handover documentation. Warranties do not cover damage from misuse, unauthorized alteration, or normal wear and tear.

08 Intellectual Property

All content on this website, including the Southern Assets name, logo, project names, photography, renders, and written material, is the property of Southern Assets & Properties Ltd. and may not be reproduced or distributed without written permission.

09 Limitation of Liability

To the fullest extent permitted by law, Southern Assets shall not be liable for indirect, incidental, or consequential losses arising from use of this website or reliance on information published here. Our liability in any transaction is limited to the terms expressly set out in the applicable signed agreement.

10 Governing Law & Jurisdiction

These Terms & Conditions are governed by the laws of the People’s Republic of Bangladesh. Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the competent courts of Dhaka, Bangladesh.

11 Amendments

We may revise these Terms & Conditions at any time. Continued use of this website after such revisions constitutes acceptance of the updated terms.
